Maintenance Worker

Mainstay Housing

This is a Full-time position in Toronto, ON posted November 9, 2020.

DESCRIPTION Mainstay Housing supports people living with mental illness and substance use issues who are deeply affected by poverty, and provides them with housing.

We are a private non-profit housing corporation, which owns and manages 41 buildings with over 900 units.

Position Type: Regular Full Time Locations: Residential buildings throughout city of Toronto.

A regular portfolio of locations is assigned to each member of a team of four Maintenance Workers, subject to change.

The upcoming vacancy is in the East portfolio based from Mainstay’s largest building (Kingston Rd & Main St).

Annual Salary: $41,000 On-Call flat sum with shift premium and additional time off earned.

35hrs/wk, 8:30 a.m.

– 4:30 p.m.

Monday to Friday (incl.

1 hr.

total unpaid meal/break).

Monthly ON CALL ROTATION involves one week of afternoon shift 1:00 – 9:00 p.m.

Friday to Friday, and answering emergency phone line after hours.

Following a period of orientation, the on-call Maintenance Worker is expected to attend any Mainstay tenant housing site in Toronto on a weekend, statutory holiday, and overnight, if and when emergency maintenance responses in person are warranted.

Working conditions: -Clear driver’s license and reliable vehicle to facilitate movement between sites; -Physical ability to lift 50lbs, manage stairs, and be mobile on feet, wearing work shoes/safety boots; -Exposure to outside weather conditions; -Residential units are not smoke-free; -Some buildings have elevators.

This position formally reports to a Building Services Department (BSD) Manager, and functionally to a BSD Coordinator.

Maintenance Worker duties, as coordinated for them by schedule and work order priorities, float between numerous buildings throughout the city, to cover co-workers’ absences and enhance capacity of the department of approximately 10 Caretakers and 4 Maintenance Workers.

Mileage, parking expenses and safety footwear is reimbursed in accordance with our Collective Agreement with the Ontario Public Services Employees Union (OPSEU).

Responsibilities: -Ensure that assigned work orders are completed in a timely and accurate manner consistent with external and internal standards; -Plumbing, carpentry, and minor mechanical repair & services; -Assist the Building Services Coordinator/Manager in the identification and resolution of maintenance and repair issues affecting the facilities, grounds and furnishings of Mainstay Housing properties; -Establish and maintain effective working relationships with Mainstay Housing colleagues, contractors, and the tenant members.

Mainstay Housing’s Board of Directors is comprised partly of tenants, also considered voting members of the corporation.

-Daily and cyclical contribution to enhanced frequency of quality cleaning of high-touch points when at sites as per maintenance schedule.

Common areas most in need of disinfection tasks, to enhance that done by Caretakers and other workers, include lobbies, corridors, stairwells, common washrooms, elevator cabs, meeting and common rooms, mechanical and storage rooms, maintenance worker office and workshop.

Qualifications: -Clear G-class driver’s license and reliable vehicle; -Three years’ experience in professional building maintenance, trades, and repairs or renovations; -Good overall knowledge about building systems and operations, including life safety systems and HVAC; -Skills in carpentry, plumbing, electrical & mechanical repairs; -Knowledge of repair methods, materials and technology; -Experience safely operating large maintenance equipment including table saws, routers; and performing small engine repair, e.g.

snow blowers, garbage carousels; -Experience in lock changes, and ability to perform repairs due to wear and tear, pests, and vandalism, e.g.

broken heating and cooling systems, windows and drywall; -Sensitivity to working with vulnerable tenants in supportive housing; -Knowledge of workplace hazardous materials, and their appropriate applications (WHMIS 2015 regulations); -Initiative and trustworthiness to work diligently and safely, representing Mainstay working alone; -Very good English verbal skills to work in cooperation with Mainstay colleagues and contractors; -Good English written, and familiarity with Microsoft Office, for Outlook email communication with colleagues and management; -Computer literacy, for comfort learning and daily using Yardi property management software to access and enter into online work order system; and to enter work time in attendance software.
